Residential Tower
PAS 9980 FRAEWCompartmentation Survey

16-Storey Residential Tower, East London

Instructed by a housing association to conduct a PAS 9980 external wall appraisal and full compartmentation survey of a 1970s system-built residential tower. The external wall system included non-combustible concrete panels with replacement window units and partial overcladding from a 2005 refurbishment. The compartmentation survey identified 47 fire stopping deficiencies across service risers and compartment wall junctions.

Outcome: EWS1 B1 rating issued. Compartmentation remediation programme commissioned on the basis of our prioritised findings.
University Estate

University Halls of Residence — 1,200 Bed Spaces

Systematic fire risk assessment programme across 14 halls of residence for a London university. Assessments ranged from Type 1 for modern purpose-built halls to Type 3 for converted Victorian properties. The programme identified consistent patterns of fire door deterioration and inadequate means of escape signage across the portfolio.

Outcome: Prioritised remediation programme adopted by the university estates team. Rolling annual review cycle established.
Custody Suite
Bespoke Fire StrategySecure Estate

Metropolitan Police Custody Suite

Commissioned to develop a bespoke fire strategy for a custody suite where standard prescriptive guidance was insufficient. The strategy addressed delayed evacuation procedures, anti-ligature hardware constraints on fire door ironmongery, restricted key access systems, and the management of detained persons during fire emergencies. Close liaison with the custody manager and fire service was required throughout.

Outcome: Fire strategy accepted by the fire authority. Operational procedures updated to align with the new strategy.
NHS Hospital
Compartmentation SurveyFire Door Survey

NHS Trust Hospital Ward Block

Intrusive compartmentation survey and fire door condition assessment of a 1980s hospital ward block supporting progressive horizontal evacuation. The survey identified significant breaches in compartment walls at service penetrations and above suspended ceilings, along with 23% of fire doors requiring replacement due to damage, incorrect specification, or missing intumescent strips and smoke seals.

Outcome: Phased remediation programme developed to maintain ward operational continuity during remedial works.

Housing Association Portfolio — 8,000 Units

Multi-year rolling fire risk assessment programme for a registered social landlord managing approximately 8,000 residential units across the South East. The programme encompassed low-rise estates, medium-rise blocks, sheltered housing, and high-rise towers. Assessments were scheduled by risk priority, with higher-risk premises assessed annually and lower-risk premises on a three-year cycle.

Outcome: Consistent, comparable assessments across the portfolio enabling strategic capital expenditure prioritisation.
Mixed-Use Development
Fire EngineeringDesign Stage

Mixed-Use Development, 24 Storeys

Fire engineering input from RIBA Stage 2 through to completion for a 24-storey mixed-use development comprising ground-floor commercial, residential floors 1-22, and a rooftop amenity space. Performance-based fire engineering analysis under BS 7974 was required to justify departures from ADB prescriptive guidance, including extended travel distances and an alternative approach to smoke ventilation in the residential lobby.

Outcome: Building control approval achieved. Fire strategy signed off at completion without conditions.
Local Authority Tower
Retrospective Fire StrategyBSCR

1960s Local Authority Tower Block

Retrospective fire strategy and Building Safety Case Report for a 22-storey local authority residential tower block with no original fire strategy documentation. The tower had undergone multiple partial refurbishments over six decades, with inconsistent records of changes to compartmentation, means of escape, and fire detection. The retrospective fire strategy documented the building as found, identified gaps in fire safety provision, and formed the basis of the safety case report submitted to the Building Safety Regulator.

Outcome: Building Assessment Certificate application submitted with comprehensive safety case documentation.
Care Home Group
Peer ReviewFRA Quality Assurance

Care Home Group — 12 Premises

Instructed to peer review fire risk assessments produced by another consultancy across a portfolio of 12 care homes. The review identified significant inconsistencies in risk rating methodology, incomplete assessment of means of escape for residents with limited mobility, and failure to account for night-time staffing levels in evacuation time calculations. Several assessments had not addressed the interface between fire safety and the care environment, including oxygen therapy and medical equipment risks.

Outcome: All 12 assessments recommended for re-assessment. New FRA specification developed to ensure consistent quality.
